Breaking a lease

So I'm new to the rent & shady landlord game, and regrettably I ended up in a year-long lease with 5 other people on a house. The whole thing has be sketchy from the get-go, and I'm kicking myself for getting into this, but that's life. Right now we have no heat, our water pressure is super low, we have had a few plumbing issues, a broken dishwasher and I'm beginning to think that I may have mold issues in my room. Our old crazy landlord is in the hospital and may die, and right now his wife is in charge, who knows zilch about being a landlord.Anyone have experience with breaking a lease, or know some good resources for doing so? I really don't think it's right to try to sublet out my room, because A) I'm not sure the other housemates would get along and B) I don't feel like fucking another dude over just to save my own ass.Any advice is much appreciated.

I've been working within Los Angeles Fair housing law trying to fix my situation. These things can get ugly. I got a health inspector coming to my place next week to check into some of the complaints.
